Lot Mowing
The deed restrictions in Horseshoe Bay require that owners keep their lots "trimmed and cut so that the same shall remain in a neat and attractive condition." Any lots that are covered with the original native vegetation, are attractive and which do not create a fire or health hazard to improved property in the immediate vicinity are exempted from this provision. The POA has a lot mowing program in which lots are mowed by a private contractor and the owner of the lot is billed for the costs. The POA will mow private lots beginning immediately after the roadsides in an area have been mowed. Private lots should all be mowed by August 1 of each year. If a second mowing of the lots is required, the POA will also have that performed and charge the owner. Although the price may vary, the normal price for lot mowing is $65.
All lot owners should be aware that if their lot is determined to require mowing, it will be mowed by a contractor hired by the POA, and the owner will be responsible for the costs. Any owner not wishing the POA to mow their lot should make sure that their lot is trimmed and neat by June 1 and November 1 of each year.
If a lot needs to be cleared of dead trees and brush, the costs are passed on to the owner. The costs for clearing a lot can vary greatly depending on the amount of work that needs to be done. This cost has ranged from $100 to $1000 in the past 3 years with the vast majority of lots costing around $400 to clear. Clearing of a lot is something that only needs to be done once as long as the lot is maintained thereafter. The POA currently has a backlog of lots that need to be cleared. This process is limited by the availability of qualified contractors to perform the work. If a lot is determined to require this service, the lot owner will be contacted by the POA and given the opportunity to have the work performed. If the work is not accomplished within 30 days from the time of notification, the POA will engage the services of a contractor to perform the work and bill the owner for the costs.
